Senior Exemption
Renewal Forms
The North Tonawanda Assessor’s Office will be mailing Senior Exemption Renewal Forms starting on September 1, 2010.
Low Income Senior Renewals
will be mailed Sept. 1st.
Seniors can either mail them back with the necessary information or they can bring their 2009 Income information to City Hall Common Council Chambers starting Thursday, Sept. 2nd from 9:30 am to 3:00 pm for the month of September.
Enhanced STAR Renewal Forms
will be mailed at the end of September. The 2009 income level for Enhanced STAR has been increased to $79,050 from $74,700.
This would be the 2009 “Adjusted Gross Income” minus “taxable amount of any IRA Distributions”.
The forms will be accepted in the Council Chambers in the month of October from 9:30 am to 3:00 pm.
Any new senior,
who is at least 64 years old in 2010, owns and has their “main residence” in
North Tonawanda, and has an income less than $79,050 can contact our office at 695-8597 for additional information on how to apply for the Enhanced STAR.

Basic STAR
–
Must own and be your main residence.
Age and income are irrelevant.
Approximately $600 off your school taxes.
Enhanced STAR
–
Must own and be your main residence.
Must be at least 64 years old in the year you apply.
Adjusted gross income must be $79,050 or less.
Approximately $1200 off your school taxes.
Low Income Senior Exemption
-
Must own and be your main residence
Must be at least 64 years old in the year you apply.
Income must be under $25,525.
Graduated income scales for County, City and School taxes.
Alternative Veteran Exemption
–
Available to most active duty veterans who served during a war period
DD-214 Honorable Discharge papers required
Must own and be your main residence.
Veteran – or un-remarried surviving spouse may apply
Available on City and County taxes, but not school taxes
Cold War Veteran Exemption
–
Available to most active duty veterans who served during a non-war period between
9/2/45 – 12/26/91 and do not qualify for the Alternative Veteran Exemption
DD-214 Honorable Discharge Papers required

Low Income Disability Exemption
Must own and be your main residence
Income must be under $27,000
Disability Award Letter from Social Security Administration, Railroad Retirement Board,
Certificate from State Commission for the Blind or US Postal Service disability pension
Available for County and City taxes, but not School taxes
Home Improvement Exemption
Must be owned by a private individual or individuals
Residency is not required
Must be a one or two family unit
More than 50% of square feet, at completion, must be at least 5 years old.
Cannot be for ordinary maintenance or repairs.
Available for City and County taxes, but not school taxes.
Valuation Date
7/1/09
Real property price level for the assessment cycle is frozen as of this date.
Taxable Status Date 3/1/10
The ownership and physical condition of real property as of this date are assessed (valued)
according to price fixed as of the valuation date.
All applications for property
exemptions must be filed with assessor by this date.
Tentative Roll Date
5/1/10
The assessor completes, certifies and files a roll containing proposed assessed values for each property in the assessing unit.
Grievance Day 5/25/10
Board of Assessment Review meets to hear assessment complaints. Last day property owners may file a formal complaint seeking reduction in their tentative assessments.
Final Roll Date
7/1/10
The assessor signs and files a roll that contains the final assessments, including all changes.
